What’s happening in the market

Major lenders have tightened policy around spray foam in roof spaces. Concerns include moisture trapped against timbers, surveyors being unable to inspect the roof structure, and properties installed without clear certification or warranty records.

BBC research found around a quarter of the UK’s largest mortgage providers will not lend against homes with spray foam in the roof. Others assess case-by-case, often requiring specialist surveys and original documents. Equity release providers are among the most restrictive.

Hundreds of thousands of UK households may be affected. Professional removal is frequently the clearest route back to normal lending and saleability, particularly where documentation is missing or the install was poor.

These companies have been using fraudulent accreditations to state that the installs are non-compliant and should be removed. LogicFoam does not recommend the removal of correctly installed spray foam insulation.

Common questions

Will spray foam affect my mortgage or remortgage? +

Some lenders have tightened policy on spray foam in roof spaces, especially where paperwork is missing or the install quality is unclear. Correctly installed and documented systems are in a stronger position. If a lender refuses, professional removal with clearance documentation is often the route back to normal lending.

Should I remove my spray foam? +

Not automatically. LogicFoam does not recommend removing correctly installed, documented spray foam because of a cold call. Removal makes sense when a lender or surveyor requires it, documentation is missing, or the original install was poor. Contact your original installer first if you have one, then speak to us.

What paperwork do I get after an install? +

You should receive installation documentation, product certification details and warranty guidance so surveyors and lenders can see what was installed and by whom. Keep these with your property records.
